Why It Is Important To Have An Annual Gas Safety Check The law obliges landlords to have gas appliances and flues examined by a Gas Safe engineer annually. This includes shared appliances such as boilers. During the check, the engineer will look at the flue and, if needed, remove it. He'll also test each appliance for carbon monoxide. The engineer will disconnect the appliance if it is considered to be "Immediately Dangerous". You'll need to fix this before it can be again used. Gas Safety
