Gas Safety Check For Landlords and Owners of BB s. Landlords and owners of BB's are lawfully needed to have their gas appliances, pipeline work and flues inspected annually. The check must be performed by an engineer signed up with Gas Safe. Occupants are not responsible for organizing their own gas safety checks, but they are still accountable for any devices and flues that link to the landlord's property. The landlord must offer a copy of the record to existing renters within 28 days or brand-new tenants upon commencement of their occupancy. Schedule
