Gas Safety Check For Landlords and Owners of BB s. Landlords and owners of BB's are legally needed to have their gas appliances, pipe work and flues inspected every year. The check must be performed by an engineer registered with Gas Safe. Tenants are not accountable for organizing their own gas safety checks, however they are still responsible for any home appliances and flues that connect to the landlord's home. The landlord should provide a copy of the record to existing occupants within 28 days or brand-new occupants
