Gas Safety Checks For Landlords and Home Owners Landlords must have their gas appliances and flues checked each year by a qualified engineer, as per the Gas Safety (Installation and Use) Regulations 1998. This is to avoid fires, explosions or leaks as well as carbon monoxide poisoning among tenants. During the inspection the registered engineer will look for three main hazards; gas leaks (leaks of gas) and carbon monoxide (carbon monoxide) and gas fires. If any of these risks are found, they need to be repaired as soon as possible. Gas Safety
