Gas Safety Check For Landlords and Owners of BB s. Landlords and owners of BB's are lawfully required to have their gas home appliances, pipe work and flues examined each year. The check needs to be performed by an engineer signed up with Gas Safe. Occupants are not accountable for arranging their own gas safety checks, however they are still accountable for any devices and flues that link to the landlord's property. The landlord must offer a copy of the record to existing renters within 28 days or brand-new occupants upon beginning of their tenancy
