Gas Safety Certificates For Landlords Landlords have a legal commitment to guarantee that all gas home appliances and fittings in their homes are safe. This is done by having a Gas Safe signed up engineer inspect all gas home appliances and produce a CP12 certificate. Landlords are needed to offer these documents to occupants within 28 days of the assessment. Property owners do not need these certificates, but are encouraged to have them for assurance
